What areas do you service?

We service a 40-mile driving radius from Senatobia, MS. For properties located between 40-50 miles, additional trip fees may apply. We do not service properties beyond a 50-mile driving radius. See Terms for details.

Do you service FSBO, AirBNB, or VRBO?

No. The Perfect Listing™ specializes in residential real estate photography. We do not provide services for properties listed on short-term rental platforms such as Airbnb, VRBO, or for-sale-by-owner (FSBO) properties. Any orders placed for these types of properties will be automatically canceled.

Do you provide services for commercial properties?

Yes, we offer tailored solutions for commercial properties. Pricing for commercial projects differs from residential listings. To receive a custom quote, please contact us directly at [email protected] before placing an order.

What should I do to prepare my property for the photoshoot?

The property should be “camera ready” before the arrival of our photographer. This includes all cleaning and furniture staging. Pets must be secured in a separate area, and no other contractors should be working on the property during the appointment. Our photographers and editors will not make any changes to the property, such as moving furniture or cleaning, so it’s important that the property is ready for photos as-is. Please see our Getting Ready Guide for more information.

How many photos are included in the flat-rate package?

Our flat-rate photography service includes 25 to 40 professionally edited photos. In certain situations, we may deliver up to 60 photos. For additional photos required beyond 60, extra fees of $5/photo may apply.

How do you calculate pricing for larger properties?

For homes larger than 5,000 square feet, an additional fee of $50 will be charged for every 1,000 square feet beyond this limit. Additionally, if more time on-site is required than the standard allotted time for your package, a time-based fee of $100 per hour (or $50 per half-hour) will apply.

How Do I Book?

Unfortunately, we cannot process any orders over the phone.

What About Cancellations/Reschedules?

Appointments canceled or rescheduled within 24 hours before the start time are subject to a $30 cancellation fee. If the photographer arrives and the appointment cannot be completed due to the property’s condition or last-minute cancellations, a $50 fee will apply.

What happens if bad weather affects my appointment?

This can be simple or complicated, so please be advised:

Light Rain Only is generally okay for shooting ground-level, exterior photos. We can use an umbrella.

ALL Forms of Precipitation will prevent us from shooting Drone or Exterior Videos.

Just to be safe, we prefer to reschedule full shoots when it rains. However, if we extend the option and you'd still like to keep the appointment for Interiors Only, there will be a return fee of at least $50 to capture exteriors later.

Our photographers reserve the right to suspend work if conditions pose a safety risk or diminish the quality of the photos. If unexpected, adverse weather prevents us from completing the shoot once we're en route or on-site, we will contact you to reschedule. In this case, the $50 reschedule fee will be waived.

What Is The Turnaround Time?

Most media is delivered by 5pm the next business day following your on-site appointment. This includes MLS photos, aerial/drone media, listing videos, social media videos, and more. Virtual decluttering and virtual staging (available by request only) will follow the same timeline if selected before delivery; otherwise, it will take an additional business day.

What If The Sky Is Overcast During My Appointment?

Grey, overcast clouds are no match for us. Thanks to the power of Photoshop & A.I., you can rest easy with our Blue Sky Guarantee on every exterior picture.

How Is My Media Delivered?

We use a proprietary storage and delivery system. Once you create an account with us, you will have access to a personal Dashboard that houses all of your media. When an order is complete, you will receive an email with a link to that order's invoice and download page.

How Do I Pay?

We accept Payment-On-Delivery. Meaning, you pay nothing until you are ready to download your media. You will be able to access previews of your photos before payment, but full-size downloads will not be available until the balance is paid. Our system accepts debit and all major credit cards. No Cash or Check.

Who owns the media produced during my photoshoot?

Tobie Town Media, LLC retains full copyright ownership of all media produced. However, you are granted a non-exclusive, non-transferable license to use the media for marketing your property, real estate business, and listings. This license applies as long as the property is actively listed for sale.
